- Interview owner to determine goals and objectives
- Review extensive property management checklist
- Develop detailed operating plan for the property, including items to be completed daily, weekly, annually, or as-needed
- Interview tenants to discover areas of opportunity, maximizing tenant satisfaction and developing deeper relationships
- Identify and introduce building engineer as primary operational contact
- Analyze areas to improve NOI, utilizing national purchasing and/or service contracts
- Assess the building's equipment life cycle profile
- Schedule senior staff quarterly inspections for accountability with the operating plan

ASHLEY LEMON
President of Construction & Design
With over 25 years of experience, Ashley has contributed to more than 5 million square feet of built space in commercial, educational, retail, healthcare, and residential projects. He leads the design and construction efforts for all ARES projects. Ashley has completed projects in 37 states and is well-versed in building vernaculars and jurisdictional requirements. Ashley also leads the property management efforts for ARES.
Ashley is a Licensed Architect and Licensed General Contractor
CHRIS ERNST
CEO & President
Chris Ernst leads ARES, LLC with over 30+ year’s experience in the arena of commercial real estate and development. As the Chief Executive Officer and President, he formulates the strategic vision and leads the business development activities. In addition, he manages the commercial brokerage department and oversees all sales transactions. Chris has closed on transactions in excess of 3.5 billion dollars throughout his career. His area of expertise is commercial real estate with a focus on sustainable development.
Chris maintains active involvement in the community. He has previously been a board member of the National Association of Office and Industrial Properties and sat on the executive board for The Sustainable Building Council of Colorado. Chris is a Licensed Managing Broker.
JEFF SEBERG
Chief Financial Officer
Mr Seberg brings 30 years of broad-based real estate finance, accounting, and operational management to the Company. Experiences include Mergers and Acquisitions, accounting, audit, strategic financial planning, tax, and operational streamlining. Seberg has closed in excess of $2.0 billion in real estate-based financing including CMBS, arbitrage, construction, perm, operating lines and leasing among others. Seberg was a co-founding member in ARES LLC, a fully integrated real estate development firm that targeted GSA acquisitions, renovations, and property management. The firm had similar activities in mixed use residential projects. Over the last 20 years, Seberg has closed more than $750MM in financing related to real estate build-to- suite opportunities, acquisitions, and renovations. He has also supervised and managed the financial operations of more than 1.5 million square feet of commercial properties.
Cindy Edwards
Staff Accountant
Cindy joined the ARES team in November of 2021 bringing with her 23 years of Real Estate Trust Accounting experience as well as being an entrepreneur. She also owned a small business for over 7 years before returning to the corporate world of accounting. Working first for a National Online Conferencing Company and then a Disaster Recovery Company with offices nationwide where she held many accounting roles before joining the ARES team.
Cindy is a Colorado native and could never imagine living anywhere else. In her spare time, she enjoys cooking, crafting and enjoying beautiful Colorado.
RICHARD JANSSEN
Construction Manager
Construction Manager with ARES/Colcon since 2006. 44 years in the Commercial Construction field. Prior projects include Universal Studios – Florida, Hospitals and Medical Facilities, Office Buildings, Justice Center / Court House / County Jail in Castle Rock, CO, Casino, Tenant Finish.
ARES/Colcon projects include The Signature Centre “LEED Platinum” Office Building in Golden, CO; Muskogee Community Hospital in Muskogee, OK; Student housing project in Binghamton, NY; Earth Treks Climbing Gym, Littleton, CO; (3) Multi-use Condo/Retail projects in Golden,CO; various Government Office Remodel projects.
JONATHAN HOSTAGER
Project Manager
Jon brings over 30 years of experience in architecture and design to ARES LLC. Prior to joining the team, he worked at architecture firms in Denver. With a passion for sustainable construction and development, Jon designs and creates exceptional spaces. Jon is a licensed architect and holds a BArch from Iowa State and a BA from MSU.
In Jon’s spare time, he hikes the mountains of Colorado. He is a horrible mandolin player. His singing is even worse.
ERIN OBERMEIER
ACCOUNTING MANAGER
Erin joined the ARES LLC team in early 2014 and has 10+ years of accounting experience in the real estate industry. Erin graduated from AIB College of Business in Des Moines, Iowa with an Associate’s degree in Accounting and Information Technology as well as a Bachelor’s degree in Accounting, earning herself a spot in the Phi Theta Kappa Honor Society. She has also pursued advanced studies by taking graduate-level accounting courses at the University of Colorado Denver.
